Ways and means to increase the construction-volume by 500%, by means of standardised thermal restoration of old houses.

Summary

  • This project should increase the construction volume in the field of restoration of old houses by 500 % in three years in a defined target area.
  • In order to reach this increase of factor 5, twelve question-blocks will be developed and processed.
  • The project will be accomplished as a pilot in a micro-region inside Salzkammergut.

The customers and their houses

In course of the first part of the block of questions, 2500 one- and two-family houses in a defined micro-region - built between 1945 and 1982 - will be analysed for their structural substance and thermal restoration ability. Psycho-socio-economical analyses also count for this field research at the owners of homes. Furthermore the attitudes of the owners towards environment, health, purchasing- and investment behaviour, safety , communication, etc. will be surveyed.

The executing companies (crafts)

In the second part of the block of questions the activities of the various crafts will be analysed, which should be active in the process of thermal restoration. Here it is needed to analyse building materials, building components, structure of trade margins as well as process flows at restoration.

These surveys are validated for block-restorations of approximately 25 to 30 houses in the micro-region. Thereby the possibility of more cost-saving, not only for building, and with higher quality, but also quicker and with less inconvenience, should be developed.

The Planners and the "new construction partners"

In the third part of the block of questions, a new approach of work with communicators, consultants, marketing-experts, planners, construction-supervisors and mediators will be developed and tested. The cooperation with these new construction-partners should contribute to lowering costs, eliminate restraints and let everybody involved experience the restoration with relish.

The twelve groups of questions

The increase of construction volume by factor 5 rest upon the coaction of the various question groups. The outcome of this is better communication, at every level, lower restoration costs, shorter construction time, perfect thermal restoration solutions, high technical and ecological quality (attainment of the Kyoto-target, ecological construction materials), heavily reduced energy costs, considerable increase in comfort and value of the house.

The result

The result of the coaction of the twelve groups of questions is the increase of the construction volume - even in the secondary construction work - in the project area by 500%.
