This project is a "Building of Tomorrow" flagship-project
The refurbishment concept is based on efficiency measures (highly insulated, prefabricated active energy roof and energy facade elements with integrated building services), on a high percentage of renewable energy sources as well as on a smart integration of energy supply towards heat and electricity networks. The concept makes a significant contribution to the achievement of three EU goals:
- 80% energy efficiency – reduction of energy demand
- 80% share of renewable energy in total energy consumption
- 80% reduction in CO2 emissions
The high-quality refurbishment towards the plus-energy building standard is only possible through an integrative refurbishment and energy concept. The high-quality thermal renovation of the building envelope with Passive House components, a simultaneous integration of energy-producing active elements – thermal collectors, PV – and a grid integration of electricity and heat as storage and distribution function make it possible to reach plus-energy building standard in the renovation.
The basis of this innovative and inclusive reconstruction concept is established by a required brief analysis of the status quo. Building typologies, construction characteristics and typical building physics and static standards of multi-family houses (MFH) which were built from 1945 to 1980 provide the preconditions for the further development steps and point out the potential for economic feasibility.
Concept-design for buildings and settlements represent another important step. Special attention is given to the overall building systematic and respective inclusion into the considerations. Analyses for an optimal energy-efficient coverage of consumption peaks through renewable energies and usage of synergy effects within settlements will also contribute notably.
Concept design mainly focuses on the development of the rearrangement of all the building services – manholes, walls etc. to be moved from the building interior into the new building envelope. Therefore, there is no harassment and disturbance of residents during the modernisation phase. During the development of technology and components of prototypes of prefabricated facade elements and supply and disposal systems, the structural engineering and building physics aspects are particularly considered and included in the considerations. Building up on already implemented innovative house of the future projects (such as Linz, Graz and Makartstraße, Dieselweg) these guiding or flagship projects are to be developed, optimized, perfected and thus transferred from individual manufacturing to mass production. Through the evolution of prefabricated facade and basic roof modules, as well as new, external home automation modules for up to 4-storey buildings, it will be possible, to economically refurbish all the buildings of this epochs. The facade- and basic roof modules incorporate conventional rear-ventilated constructions as well as the new power-generating active elements ("plus" energy producers) such as solar collectors and photovoltaic systems. Thus, the number and arrangements can be adapted and optimized to suit the respective situation given (zero energy or positive energy).
Innovative home automation modules in different design standards are being developed in cooperation with an experienced home automation manufacturer and mounted outside without scaffolding. Thus, a structured conduit is possible, that can be maintained and enhanced at all times.
The building envelope as an active rather than a passive element, as an energy converter (building 2020 as energy producers) meets more functions than just the separation of the outer space from the interior with more or less thick insulation. There are still too few approaches and economically implemented examples of prefabricated facade and roof elements.
The implementation of systematic and integrated wiring outside the original facade in combination with the new building envelope would be an innovation for the market. The integration of existing and planned grids as storage and distribution elements allows for future realisation of refurbishments towards energy-plus buildings in settlements.
