ZSG - Sustainable Concepts in urban redevelopment and building refurbishment.
The ecological passive house is suitable for new buildings to construct more climate-neutrally and energy-efficiently. In the program line "Haus der Zukunft"(House of Future) the passive house technology is constituted in many projects, which show its broad-based activity and qualifies it as buildings standard of the 21st century. Especially in the field of residential buildings a considerable step is made towards decrease of CO² outcast and achievement of the Kyoto-protocol. In addition to this the refurbishment of old houses does not use CO² production in consequence of building activity and makes the saving of valuable land resources possible. Widely unthought are the high potentials in reuse and refurbishment of consisting buildings. It is obvious that nowhere more resources can be saved than in refurbishing and reorganising of city districts. The ZSG tries to show this up to now not considered potentials. This takes place in three essential project levels that are networked with each other and are developed parallel.
Development of ecological and energy efficient refurbishment concepts
The concepts of ecoefficient refurbishments are compiled with three representative types of buildings erected in different times. The dissimilitude of the existing usage, the structure, the material of the buildings and the standards made a broad work on the subject "building refurbishment" possible.
Development of general activity approach for district redevelopment
Here the energy supply in terms of room temperature and warm water supply are investigated in a district redevelopment. Various boundary conditions for the choice of energy supply systems are considered for example the structure of necessary end-energy, the kind of peripheral transmutation in useful energy, the area density or the existing energy supply structures. Three districts with different sizes have been investigated. These districts are representative for various comparable districts.
Consequently following design and implementation of a routing project
A definite design proposal of district redevelopment for the Trollmannkasernengelände (Trollmann barracks) has been elaborated with the results of the first two project levels. The actual tenant and the city of Steyr have been part of the design process. The topic of the project was a careful consideration and maintenance of the building and the existing trees. The life cycle analyses shows that a refurbishment has to be favoured a complete demolition. In the design process the urban simulation program GOSOL played an integral role in the solar-energetic optimisation. The new ecodistrict in the Trollmann area shows, that ecological and energy efficient refurbishment in cooperation with past densification of city districts is not an unusual solution, but it creates high quality and quantity improvements. In addition it shows that not only tenants and the commune but particularly the user benefit of the project and their competitiveness rises.
Project Results
The results of our work show, that the project ZSG with all its claims in terms of ecology, energy efficiency and urban past densifications of districts can be implemented. Especially the completeness of all in the project treated topics and their networking define a product that fulfils all requirements and provides a big economic potential. With the project ZSG a design tool is available that can be used as general instruction of urban redevelopment and building refurbishment (especially in terms of energy efficiency and ecology). It also provides precise solutions for building refurbishments of several building technologies. This design template refers on questions of communes, urban planners and architects but also investors and developers. It will be customised for this target groups. In the design process it could be made visible to the town of Steyr which potential the central area Trollmann barracks provides and how important decisions in time are for the sustainable development of an urban area.
Conclusions
The complete project shows the high potentials of urban past densification and the reutilisation and refurbishment of existing buildings. Only in refurbishment and restructuring of city districts such high resources can be saved. Most important is that the decision makers define a common direction and that the communication of the decision makers is working. With the project ZSG a design template as instruction manual is customized, that can answer the questions of communes, urban planners and architects in addition to investors and developers.
